Cooper's take

The standard homeowner's policy does not cover commercial activity. Renting your home on Airbnb or VRBO is commercial activity. The platforms offer host protection programs, but those programs are not insurance policies, they have significant exclusions and are not a substitute for a proper short-term rental policy. I've talked to too many NC hosts who found this out the hard way after a guest incident.

Frequently asked questions

Does my NC homeowner's insurance cover Airbnb or VRBO rentals?

Generally, no. Standard homeowner's policies exclude business activity, and short-term renting is commercial activity. Some carriers have added limited short-term rental endorsements, but most standard policies will deny claims that arise from a rental period. You need to tell your carrier about the rentals.

What does Airbnb's AirCover or VRBO's host protection actually cover?

Platform host protection programs (Airbnb AirCover, VRBO's program) provide some liability and damage protection for incidents involving guests, but they are not insurance policies. They have exclusions, caps, and conditions that leave significant gaps. They are a supplement, not a replacement, for proper insurance.

What insurance should NC Airbnb and VRBO hosts carry?

A short-term rental policy (sometimes called a vacation rental policy or landlord policy with STR endorsement) replaces or supplements your homeowner's coverage for rental periods. It addresses liability for guest injuries, property damage by guests, and income loss from covered events. Some carriers offer policies specifically designed for STR hosts.

Is NC beach house Airbnb insurance different from inland STR insurance?

Coastal short-term rentals face additional complexity: wind and flood exposure on top of the standard STR coverage gaps. An NC beach rental on the Outer Banks or Crystal Coast may need a multi-policy structure: a dwelling fire or landlord policy, NCJUA wind coverage, and flood insurance, all while accommodating short-term guests.
