North Carolina flood risk isn't just for coastal homeowners

The majority of flood damage claims in North Carolina come from areas that are not in a high-risk designated flood zone. Tropical storm remnants, fast-moving rivers, and saturated soils from extended rain all create flood risk well inland - including in the Triangle and Piedmont areas where many people assume flood insurance is unnecessary.

Why Inland Risk Is Real

Hurricanes that strike the coast don't stop at the coast. The remnant tropical systems that cross over North Carolina can produce 6-15 inches of rainfall over a short period, flooding rivers, creeks, and drainage systems far from the ocean.

Flood Is Always Excluded From Homeowners Policies

The distinction is important: rainwater that enters a home through a broken window or roof is a covered water loss. Groundwater, river water, or storm surge that rises into the home is a flood loss - and requires a separate flood policy.

Flood insurance is available through the National Flood Insurance Program (NFIP) and private carriers. NFIP policies typically carry a 30-day waiting period before they take effect - purchasing during a storm watch or named storm warning isn't effective. Plan ahead.

For homeowners outside high-risk flood zones, private flood insurance can often be less expensive than NFIP coverage with higher limits and shorter or no waiting periods. Check your property's flood zone designation at FloodSmart.gov, the official NFIP consumer site, or ask your IronHaven agent to pull the FEMA flood map for your specific address.
