Walls-in (all-in) master policy
Covers fixtures, flooring, cabinets, and improvements originally installed by the developer. Your HO-6 needs to cover personal property and liability, but not the unit interior itself.
Bare walls master policy
Covers only the building structure. Everything inside your unit, including flooring, cabinetry, appliances, and any improvements you made, is your responsibility. Your HO-6 needs a higher dwelling coverage limit (Coverage A) to reflect this.
Loss assessment coverage: the often-missed protection
If a major loss hits the building and the HOA master policy limit is exhausted, the HOA can levy a special assessment against every unit owner to cover the gap. A $2 million fire in the lobby with a $1.5 million master policy limit could mean a $10,000 to $25,000 assessment per unit. Loss assessment coverage on your HO-6 policy pays your share, typically up to $25,000 or more, and costs very little to add.
