HOA insurance is frequently misunderstood because most homeowners assume their individual homeowner's policy covers HOA-related matters, it does not. The HOA is a legal entity that needs its own insurance program: GL for common areas, property coverage for common area structures, and D&O for the volunteer board members who make decisions that can become claims. A board member who makes a decision about special assessments, enforcement of covenants, or capital expenditures that other owners disagree with can face a D&O claim.
