Whether water damage is covered by your NC home insurance policy depends almost entirely on one thing: where the water came from and how it entered your home.
- ›Sudden internal water loss (burst pipe, appliance failure), usually covered
- ›External flooding (rising water, storm surge), not covered without flood insurance
- ›Gradual leaks and maintenance neglect, usually not covered
- ›Sewer and drain backup, not covered without an endorsement
Water damage scenarios: covered or not?
| Scenario | Covered? | Notes |
|---|---|---|
| Burst pipe | Usually yes | Sudden and accidental, typically covered. Damage to the pipe itself is not covered. |
| Washing machine hose failure | Usually yes | Sudden and accidental, typically covered. |
| Water heater rupture | Usually yes | Sudden and accidental, typically covered. Replacement of the heater itself is not. |
| Flood from rising water or storm surge | No | Excluded from all standard homeowner's policies. Requires separate flood insurance. |
| Sewer or drain backup | No | Excluded from standard policies. Requires water backup endorsement. |
| Gradual leak behind a wall | No | Usually excluded. Insurers treat gradual damage as a maintenance issue. |
| Roof leak from a storm (sudden) | Usually yes | Covered if the roof damage is from a covered peril and the water intrusion is sudden. |
| Roof leak from wear and tear | No | Not covered. Maintenance and deterioration exclusions apply. |
The endorsements that close the gaps
Water Backup and Sump Overflow
Covers water damage from a backed-up sewer line, drain, or sump pump failure. One of the most important add-ons for NC homeowners, especially those with basements or finished lower levels.
Flood Insurance (Separate Policy)
The only way to cover rising water. Available through NFIP or private flood carriers. Required by lenders for properties in high-risk flood zones.
Service Line Coverage
Covers damage to underground water, sewer, or utility lines on your property. A broken water main between the street and your house is typically your responsibility, not the utility's.
Cooper's take
Water damage is the most common home insurance claim in NC, and also the most frequently misunderstood in terms of coverage. Whether water damage is covered depends almost entirely on where the water came from and how it got in. Sudden internal leak, usually covered. Flooding from outside, not covered without a flood policy. Gradual leak over time, usually not covered.

Frequently asked questions
Does home insurance cover water damage from a burst pipe in NC?
Yes. Sudden and accidental water damage from a burst pipe, a burst washing machine hose, or a water heater failure is typically covered under a standard NC homeowner's policy. The key word is sudden, the damage must result from an unexpected event, not gradual deterioration.
Does home insurance cover flooding in NC?
No. Flood damage from rising water, storm surge, or surface flooding is excluded from standard home insurance. Flood insurance is a separate policy through NFIP or a private carrier. This is one of the most critical distinctions in home insurance.
What is water backup coverage and do I need it in NC?
Water backup coverage (sewer and drain backup) is an optional endorsement that covers water damage from a backed-up sewer, drain, or failed sump pump, excluded from standard policies. For homes with basements or sump pumps, it is one of the most important endorsements to add.
Does home insurance cover a slow leak or gradual water damage in NC?
Usually not. Insurers expect homeowners to maintain their properties. Damage from a slow leak that developed over weeks or months, or from maintenance neglect, is typically excluded under gradual damage and wear-and-tear exclusions.
