North Carolina is hurricane country. The state has been hit by major storms including Hugo (1989), Floyd (1999), Isabel (2003), Matthew (2016), Florence (2018), and Dorian (2019), causing billions in cumulative damage. Knowing what your policy covers, and what it doesn't, before a storm matters.

Wind vs. flood: the most important distinction

Home insurance covers: wind damage

Fallen trees, roof damage, siding damage, broken windows. Wind-driven rain that enters through a hole caused by wind is typically covered.

Home insurance does NOT cover: flooding

Rising water that enters your home, storm surge, overflowing rivers, ground saturation, requires a separate flood insurance policy. Most homeowners don't have one.

After a hurricane, wind and flood damage often coexist in the same home. Separating the two is critical for your claims and is sometimes disputed by carriers.

Before the storm: prepare now

  • Document your home's condition with photos and video. Walk through every room and photograph belongings.
  • Store documentation in the cloud or off-site. Your home may be inaccessible or destroyed after the storm.
  • Know your policy number and your carrier's claims phone number before the storm hits.

Immediately after the storm

  • Don't risk your life to protect property. Wait until it's safe to go outside.
  • Photograph and video all damage before anything is touched or cleaned. This documentation is your primary evidence.
  • Make temporary repairs to prevent further damage: tarp the roof, board broken windows. Keep all receipts, these costs are reimbursable.
  • Do not make permanent repairs before the adjuster inspects. Permanent repairs without documentation can complicate your claim.
  • Contact your carrier immediately. High claim volume after catastrophe events means filing early gets you in the queue sooner.

The NC Beach Plan (NCJUA)

Coastal NC homes that can't get wind coverage in the private market use the NC Joint Underwriting Association (NCJUA), known as the Beach Plan. If you have wind coverage through the Beach Plan, the claims process runs through them, not your primary home insurer. Check your declarations page to know which entity is providing your wind coverage.

Contractor fraud after hurricanes

After major hurricanes, out-of-state contractors flood NC with aggressive solicitations. Some are fraudulent. Work with licensed NC contractors and verify license at nclbgc.org. Be wary of assignment of benefits schemes where a contractor takes over your insurance claim, you lose control of the settlement process.
