Property Management Insurance
Property management company insurance in North Carolina
NC's property management market is active across the Triangle, Charlotte, and the coast. Managing properties on behalf of owners creates significant professional liability, E&O is the coverage most companies do not have until they need it.

Errors and omissions (E&O)
The most important coverage. Protects against claims arising from professional mistakes: security deposit mishandling, failure to disclose defects, improper eviction, breach of management agreement, and failure to maintain a property. GL does not cover these.
General liability
Covers premises liability for the PM company office and liability exposure when visiting managed properties. The foundation policy, necessary, but not sufficient without E&O.
Crime / fidelity
Covers employee theft and embezzlement. Property managers handle client funds, rent payments, security deposits, maintenance reserves. Dishonest employee access to those funds creates significant exposure without crime coverage.
EPLI (Employment Practices Liability)
Covers fair housing violation claims and discrimination in tenant screening or selection, as well as employee claims of wrongful termination, harassment, and discrimination.
Cyber liability
Property managers collect tenant payment data and personal information. A breach exposes both the PM company and its property owner clients.
Commercial auto
Required when employees drive to managed properties. Personal auto policies exclude business use.
Workers' compensation
Required in NC with 3 or more employees. PM company staff visiting properties face slip-and-fall and general on-site hazards.
NC security deposit law and E&O exposure
North Carolina has specific statutes governing security deposit collection, holding, and return. Deposits must be held in a trust account or bonded. Itemized deductions must be provided within 30 days. Failure to comply entitles the tenant to damages, and the property manager, not just the property owner, can be held liable. Security deposit mishandling is one of the most common sources of property management E&O claims in NC. An E&O policy responds to these claims; general liability does not.
Landlord insurance vs. property management E&O
These two policies serve entirely different purposes. Landlord insurance covers the physical property, the structure, loss of rents, and liability on the property itself. Property management E&O covers the management company's professional errors and omissions. A property manager who also owns rental properties needs both: landlord coverage for the properties and E&O for the management activities. The policies do not overlap.
Cooper's take
Property management E&O is underutilized. Most PM companies I encounter have general liability but no E&O, and E&O is where the real exposure is. The moment you make a professional decision on behalf of a property owner, a screening call, a disclosure, a repair decision, you have professional liability exposure. Security deposit mishandling alone has generated substantial claims in NC. Get the E&O in place before a claim arrives.

Frequently asked questions
What is E&O insurance for a property management company?
Errors and omissions (E&O) insurance covers professional mistakes a property manager makes in the course of their services, failing to disclose a defect, mishandling a security deposit, improperly executing an eviction, failing to maintain a property, or breaching a management agreement. It is the most important coverage a property management company can carry, and it is separate from general liability.
Does landlord insurance cover a property management company?
No. Landlord insurance covers the rental property itself. Property management E&O covers the management company's professional errors and omissions. They serve different purposes. A property manager who also owns properties needs both: landlord insurance for the property and E&O for the management activities.
What is crime/fidelity insurance for a property manager?
Crime or fidelity coverage protects against employee theft and embezzlement, specifically relevant for property managers who collect and hold tenant funds, security deposits, and maintenance reserves on behalf of property owners. A dishonest employee with access to client funds creates significant exposure without this coverage.
What is EPLI and do NC property managers need it?
Employment Practices Liability Insurance (EPLI) covers claims of discriminatory application or screening practices, fair housing violations, for example. A property manager sued for discriminatory tenant selection or rejection has significant exposure. EPLI also covers wrongful termination and harassment claims from employees. NC property managers with employees and tenant-facing operations benefit from both coverages.
What are the most common NC property management E&O claims?
The most common NC property management E&O claims involve security deposit mishandling (NC has strict security deposit statutes), failure to disclose known property defects, improper eviction procedure, failure to make required repairs, and breach of management agreements. Tenant discrimination claims are also a significant source of liability for property managers.
