Second Home Insurance
Second home insurance in North Carolina
Your primary home policy stops at your front door. A vacation home, mountain cabin, or lake house in NC needs its own policy, written for the specific risks of a property you are not watching every day.

| Coverage | What it pays | Notes |
|---|---|---|
| Dwelling | Rebuilds the structure after a covered loss | Should be set to full replacement cost, not market value |
| Other structures | Garage, guest house, dock, pool house | Typically 10% of dwelling; increase if structures are valuable |
| Personal property | Furniture, electronics, clothing kept at the property | Confirm off-premises coverage for items you transport between homes |
| Liability | Injuries to guests, damage you cause to others | Critical, guests injured at vacation properties sue |
| Loss of use | Additional living costs if home is uninhabitable | Applies to you, not renters, that requires a landlord policy |
| Flood (not included) | Rising water damage | Requires a separate NFIP or private flood policy |
NC second home locations and the risks that come with them
Western NC (Asheville, Cashiers, Highlands, Boone)
Ice dams, freeze pipes, heavy snow load, flooding from Hurricane Helene's precedent, wildfire exposure in higher elevations. Post-Helene, some carrier availability in WNC has tightened.
Outer Banks and coastal NC
Hurricane wind, named storm deductibles, NCIUA beach plan requirements above certain wind zones, flood exposure. Coastal second homes often require wind and flood as separate policies layered on top of the base dwelling policy.
Lake Norman, Jordan Lake, Falls Lake
Dock and boathouse coverage, watercraft liability if a boat is on the property, and flood from lake-level events during storms. Confirm the dock is scheduled on the policy.
Triangle second homes (Investment + weekend use)
Primary risk is vacancy, an unoccupied property in Chatham, Orange, or Alamance County needs a policy that does not restrict coverage after 30 days of vacancy.
The carriers worth knowing for NC second homes
Chubb
The benchmark for high-value second homes. Agreed value settlement (no depreciation), extended replacement cost, cash settlement options. Requires minimum property values but delivers the strongest coverage architecture for homes worth protecting.
PURE (Privilege Underwriters)
Membership-based carrier focused exclusively on high-net-worth households. Strong for vacation properties with multiple perils, mountain, coastal, or waterfront. Excellent claims experience and a proactive risk management approach.
Cincinnati Insurance
Competitive for upper-middle to high-value second homes where Chubb and PURE minimums are not met. Broad form coverage, strong for mountain NC properties, and excellent carrier reputation in the Southeast.
Standard market carriers
Appropriate for second homes under $500,000 in value in standard risk locations. Rate well and place cleanly. Best for secondary residences that are closer to a primary home profile than a true vacation or high-value property.
Cooper's take
Second home insurance is where I see the biggest gap between what people think they have and what they actually have. The most common scenario: someone bought a mountain cabin, added it to whatever carrier they already use for their primary home, and assumed it was handled. Then something happens and they discover the policy has a vacancy clause that was triggered three months ago, or the flood damage from the creek in the backyard is not covered, or the dock is not scheduled and the claim is denied.
A 30-minute review before something happens is worth significantly more than the claims argument after. I work with Chubb, PURE, Cincinnati, and standard market carriers across NC and can put the right structure together for mountain, coastal, and lakefront second homes.

Frequently asked questions
Does my primary home insurance cover my NC vacation home?
No. Your homeowners policy on your primary residence covers only that property. A second home, vacation home, or mountain cabin in North Carolina requires its own separate policy. The insuring agreement in a homeowners policy limits coverage to the described premises, your vacation property is not listed and is not covered.
What type of insurance do I need for a second home in NC?
A second home that is used personally (not rented) needs a secondary residence or seasonal home policy, essentially a homeowners policy written for a non-primary residence. If you rent the property part of the year, you need either a landlord policy or a short-term rental policy, depending on frequency. If you use it personally and rent occasionally, confirm with your agent that the policy covers the rental periods.
Is second home insurance more expensive than primary home insurance in NC?
Yes, typically 10% to 25% more expensive than a comparable primary residence policy. Second homes are vacant more often, which increases the risk of undetected damage. Vacation properties in mountain or coastal locations face specific perils, flood, wind, ice, or wildfire depending on location. Carriers also view the reduced oversight of a non-primary residence as a higher risk profile. The right carrier and coverage structure matters more here than with a primary home.
What carriers write the best second home policies in NC?
For high-value second homes in NC, Chubb, PURE, and Cincinnati Insurance offer the strongest combination of broad coverage, high limits, and claims service. Standard market carriers write second home policies too, but higher-value vacation properties, mountain cabins in Asheville or Cashiers, waterfront homes on the Outer Banks or Lake Norman, benefit from carriers who specialize in this market and offer agreed value rather than ACV settlement.
What does NC second home insurance cover?
A second home policy covers the dwelling structure, other structures (garage, guest house, dock), your personal property kept at the vacation home, liability if a guest is injured on the property, and loss of use if the home is uninhabitable. Flood is excluded from standard policies, properties in flood zones or near water need a separate NFIP or private flood policy. In mountain NC, ice dam and freeze damage coverage is worth confirming explicitly.
