The coverage gap most hosts don't know about

Homeowner's policies exclude commercial use of the property. Renting to short-term guests is commercial use. An insurance company can deny a claim, including a fire, theft, or liability incident, if they discover the property was being used as a short-term rental at the time of loss. This isn't a technicality; it's a standard policy exclusion.

What Airbnb and VRBO actually provide

Airbnb offers AirCover for Hosts, up to $3M in damage protection and $1M in liability. VRBO has a similar Host Guarantee. These are real programs, but they are not insurance. They're contractual commitments with conditions, exclusions, and a claim approval process controlled by the platform.

Platform protections can be denied, delayed, or disputed. They are useful as a supplement. They should not be your only coverage.

What you need: short-term rental insurance

A short-term rental (STR) policy, sometimes called vacation rental insurance or homesharing insurance, is designed for properties rented to guests. Options include:

  • Homesharing endorsement, some carriers add an endorsement to your existing homeowner's policy if you rent occasionally. Limited availability and not suitable for frequent or full-time rental use.
  • Standalone STR policy, designed for properties rented full-time or frequently. Covers the property structure and liability during guest stays. The cleanest solution for active hosts.
  • Landlord policy with STR rider, some landlord (DP) policies can be modified to cover short-term rental use. Works well for hosts who also manage long-term rentals.

NC coastal market considerations

The Outer Banks, Crystal Coast, Brunswick County coast, and Wilmington area have massive short-term rental markets. Coastal STR properties carry wind exposure and flood risk on top of standard rental risks.

  • Wind coverage: verify your STR policy covers named storm or hurricane wind damage at coastal locations
  • Flood insurance: platform protections and STR policies don't cover flood, a separate policy is essential for coastal properties
  • Higher premiums are typical for beachfront and near-beach properties

Guest liability

If a guest is injured on the property, platform liability coverage may respond, but your own liability coverage is the backstop. Keep liability limits high on your STR policy. $1M is a reasonable floor. Umbrella coverage on top of that adds additional protection for serious incidents.

Cooper's take

The Airbnb AirCover guarantee is better than nothing, but it's not insurance and I've seen hosts surprised by denial. If you're generating meaningful rental income from a property, get a proper STR policy. The cost is usually reasonable relative to the revenue the property generates, and it's often deductible as a business expense. Don't protect a $600,000 property with a host guarantee platform commitment.

Does my homeowner's insurance cover Airbnb rentals in NC?

Is Airbnb AirCover the same as insurance?

Do I need flood insurance for my NC beach rental?

Yes, for coastal properties. Flood damage is excluded from standard STR policies just as it's excluded from homeowner's policies. Coastal NC properties face real flood risk.

Can I get short-term rental insurance for just part of the year?

Some carriers write seasonal or annual STR policies. Even if you only rent during peak season, you need coverage in effect for the rental periods.
