What Does Homeowners Insurance Cover in North Carolina?

Homeowners insurance in North Carolina covers more than most people realize and less than some expect. Here is a clear breakdown of what is covered, what is not, and how to make sure you have the right protection.

What is covered

The four main coverage areas in a North Carolina homeowners policy

Dwelling coverage

Pays to repair or rebuild your home's structure if it is damaged by a covered peril. Covered perils in a standard HO-3 policy include fire, wind, hail, lightning, explosion, theft, vandalism, falling objects, weight of ice and snow, and certain water damage from within the home (like a burst pipe). The amount should reflect the cost to rebuild your home from the ground up, not its market value.

Personal property coverage

Pays to repair or replace your belongings if they are damaged or stolen. This includes furniture, clothing, electronics, and most household items. Standard policies typically set personal property limits at 50 to 70 percent of dwelling coverage. Sub-limits apply to high-value categories like jewelry, cash, and firearms. A scheduled endorsement increases protection for specific high-value items.

Liability coverage

Pays for bodily injury or property damage you accidentally cause to others, and covers your legal defense costs if you are sued. Standard NC homeowners policies start at $100,000 in personal liability. Most homeowners with significant assets should carry $300,000 or more. A personal umbrella policy adds another $1 million or more on top.

Loss of use coverage

Also called additional living expenses (ALE), this covers your temporary living costs if a covered loss makes your home uninhabitable. It pays for hotel stays, restaurant meals above your normal food budget, and similar expenses while your home is being repaired. Standard policies set ALE at 20 to 30 percent of dwelling coverage.

What is not covered

Common North Carolina homeowners insurance exclusions

Flooding

Not covered by any standard homeowners policy. Requires a separate flood insurance policy through the NFIP or a private carrier.

Earthquake

Not covered in a standard policy. Requires a separate earthquake endorsement or standalone policy. Relevant in some NC areas.

Normal wear and tear

Homeowners insurance covers sudden damage, not gradual deterioration. Aging roofs, HVAC systems, and plumbing that fail over time are maintenance issues, not covered losses.

Sewer backup

Not covered in a standard policy. A sewer or water backup endorsement can be added for a relatively small additional premium and is worth considering for most NC homeowners.

Home business liability

If you run a business from home, your homeowners policy may not cover business-related liability or equipment. A home-based business endorsement or a separate business owner's policy may be needed.

Pests and rodents

Damage caused by termites, rodents, birds, or other pests is considered a maintenance issue and is not covered by homeowners insurance.

North Carolina homeowners insurance coverage questions answered

A standard North Carolina homeowners policy covers sudden and accidental roof damage from covered perils such as wind, hail, and fire. It does not cover wear and tear, age-related deterioration, or damage caused by lack of maintenance. North Carolina carriers pay close attention to roof age and condition. A roof over 15 to 20 years old may be subject to actual cash value settlement instead of full replacement cost, which significantly reduces your payout after a claim.

No. Standard homeowners insurance does not cover flooding from any source, including heavy rain, rising creeks, storm drains backing up, or surface water runoff. Flood insurance is a separate policy purchased through the National Flood Insurance Program (NFIP) or a private carrier. If your North Carolina home is in a FEMA flood zone, your mortgage lender will require it. Even outside designated flood zones, flood insurance is worth considering.

Yes. Standard homeowners insurance covers theft of personal property both inside your home and in some cases away from home, subject to your policy's personal property limits and any applicable sub-limits. High-value items like jewelry, firearms, and electronics often have sub-limits that may be lower than their actual value. A scheduled personal property endorsement increases coverage for specific high-value items.

Yes. Standard homeowners policies include personal liability coverage, typically starting at $100,000. This pays for bodily injury or property damage you accidentally cause to others, including legal defense costs if you are sued. Most homeowners should carry at least $300,000 in liability. A personal umbrella policy can add $1 million or more on top of that for a relatively low annual cost.

Standard homeowners insurance in North Carolina does not cover: flooding, earthquake damage, normal wear and tear, intentional damage, damage from pests or rodents, sewer or drain backups (unless you add an endorsement), home business liability, and most high-value collectibles above sub-limits. Many of these gaps can be addressed with endorsements or separate policies. A local independent agent can help you identify and fill coverage gaps.

Yes. Personal property coverage pays to repair or replace your belongings if they are damaged or stolen. This includes furniture, clothing, electronics, appliances, and other items. Standard policies typically cover personal property at 50 to 70 percent of your dwelling coverage amount. Review your limits and consider a home inventory to make sure the coverage is adequate for what you own.
