A fire damages your NC rental property beyond livable condition. Your tenant vacates. Repairs take seven months. During that seven months, you collect zero rent, but your mortgage payment, property taxes, and insurance premium do not stop.

Loss of rents coverage pays you the rent you would have collected for those seven months, up to your policy limit. On a property renting for $1,600/month, that is $11,200 paid to you while the dwelling claim is being repaired. Without it, that $11,200 comes out of your pocket.

This is another reason why a homeowners policy cannot substitute for a landlord policy on a rented NC property.

Loss of rents coverage pays for the time that is required to repair or replace the damage with reasonable speed and similar quality. NC's current construction environment, labor shortages, material costs, and post-storm surge in affected areas, has extended timelines significantly.
