The homeowners-to-landlord switch, most common mistake
The most frequent coverage gap I see with NC landlords: a homeowner moves to a new house, starts renting out the old one, and leaves the homeowners policy in place. The homeowners policy covers owner-occupied dwellings. Once it's rented, the policy is void for that use. This means the entire time the property was rented under a homeowners policy, a claim could be denied.
The fix is simple: call your agent before the first tenant's move-in date. A landlord policy (dwelling fire) is bound the same day. Some carriers can even backdate to the tenant's move-in date if the switch happened shortly after.
