Short-Term Rental Insurance
Airbnb and short-term rental insurance in North Carolina
AirCover is not an insurance policy. Your homeowners policy excludes commercial rental activity. NC Airbnb hosts need dedicated STR coverage. Here is exactly what that looks like.

Why AirCover leaves NC hosts exposed
Airbnb's AirCover program provides some protection, but it operates on Airbnb's terms, not yours. Key limitations NC hosts need to understand:
Applies only to Airbnb-booked stays. Direct bookings and VRBO stays have no AirCover protection.
It is a guarantee program, not an insurance policy. Disputes go through Airbnb, not an independent claims process.
Excludes cash, securities, rare artwork, jewelry, and other high-value personal property.
Liability coverage has significant exclusions and caps that standard insurance policies do not have.
If Airbnb disputes your claim or changes their program terms, you have no independent policy to fall back on.
STR insurance for popular NC markets
Outer Banks
Coastal wind pool territory. STR policies here need to layer with NCIUA wind coverage. High seasonal rental income makes loss of rents coverage critical.
Asheville and WNC mountains
High-value vacation rentals with short-term seasonal demand. Elevation, older construction, and wildfire proximity affect underwriting.
Triangle (Raleigh, Durham, Cary)
Corporate travel and event guests drive strong STR demand. Urban properties have higher liability exposure and theft risk.
Lake Norman and Lake Gaston
Waterfront properties carry elevated liability. Guest water activities create additional exposure not covered by standard policies.
Cooper's take
Short-term rental insurance is one of the fastest-growing areas in personal lines, and also one of the most inconsistently understood. I talk to NC Airbnb hosts regularly who believe AirCover is their insurance policy. It is not. I also talk to hosts who are running their Airbnb under a homeowners policy and have no idea the claim would be denied if a guest got hurt.
The good news is that dedicated STR policies now exist and are bindable in NC. The right coverage depends on your situation: how often you rent, whether it is your primary home or a standalone property, and which platforms you use. A 15-minute conversation will get you clarity on exactly what you need and what it costs.

Frequently asked questions
Is Airbnb AirCover enough insurance for NC hosts?
No. AirCover provides some damage protection and host liability through Airbnb, but it is not an insurance policy and comes with significant limitations. It only applies to Airbnb-booked stays, not direct bookings or other platforms. It has exclusions for certain property types, cash, securities, and other items. It does not replace the property coverage you lose when a homeowners policy is voided by rental activity. NC short-term rental hosts need a dedicated STR insurance policy or a properly structured landlord policy with a short-term rental endorsement.
Does homeowners insurance cover Airbnb in North Carolina?
Standard NC homeowners insurance excludes commercial activity including short-term rentals. If you rent your home through Airbnb, VRBO, or any platform and a guest is injured or the property is damaged during their stay, your homeowners policy can deny the claim on the basis of business activity exclusion. Some carriers offer a short-term rental endorsement you can add to a homeowners policy, but most do not. Verify with your agent before hosting a single guest.
What type of insurance do NC Airbnb hosts need?
NC short-term rental hosts have several options: (1) A dedicated short-term rental insurance policy designed specifically for STR hosts, which covers the property and liability across all booking platforms. (2) A landlord policy with a short-term rental endorsement from carriers that write this coverage in NC. (3) A homeowners policy with a confirmed STR rider from a carrier that offers it. The right solution depends on how often you rent, whether it is your primary residence or a standalone investment, and which platforms you use.
What does short-term rental insurance cover in NC?
A properly structured NC STR policy covers: property damage caused by guests, host liability if a guest is injured on the property, loss of rental income if the property is uninhabitable due to a covered loss, and theft of host-owned furnishings and equipment. It covers stays booked through any platform (Airbnb, VRBO, direct booking, etc.), not just one. Policies differ significantly by carrier, confirm coverage applies across all booking channels.
Is short-term rental insurance more expensive than landlord insurance in NC?
Generally yes, because short-term rentals have higher guest turnover, higher liability exposure (more strangers on the property), and higher property damage risk. Rates also depend heavily on location, an Outer Banks vacation rental carries different risk than a Triangle spare bedroom. Expect to pay 20 to 50 percent more for STR coverage than a comparable landlord policy on a long-term rental. The exact premium depends on the property, location, and how frequently it is rented.
