The coverage gap nobody talks about
The most common landlord insurance mistake in NC is not switching policies when the property becomes a rental. A homeowner moves out, finds a tenant, and assumes the homeowners policy still covers the property because they are still paying for it and getting renewal notices. The carrier never found out the property was rented.
Then a fire happens. The adjuster asks routine questions. It comes out the property has been rented for eight months under a homeowners policy. The claim is denied. The homeowner is on the hook for the full cost of repairs with no recourse.
This is not an edge case. It happens after every significant storm event in NC when landlords who never made the switch file claims and get denied. The fix is a two-minute phone call to your agent before the tenant moves in.
How to make the switch in NC
Call your agent before the lease starts
Give at least a few days of lead time. Same-day switches are possible but smoother with advance notice. Tell the agent the exact date tenancy begins.
Confirm the new effective date matches the move-in date
The landlord policy should start the same day the homeowners policy cancels. A gap of even one day creates an uninsured window.
Verify loss of rents coverage is included
Standard landlord policies include it, but confirm the limit is sufficient for your actual monthly rent. A 12-month cap at your rent rate is a reasonable baseline.
Require renters insurance in the lease
Your landlord policy does not cover the tenant's belongings. Build renters insurance into the lease as a condition of tenancy from day one.
Cooper's take
I get this call regularly: someone rented out their old house, never switched the policy, and now they are dealing with a claim denial or staring down a renewal notice and wondering if they are covered. The answer is almost always that they have been uninsured for their rental use since the day the first tenant moved in.
The switch is genuinely easy and costs very little. If you are in this situation right now and you have a tenant in a property under a homeowners policy, call me today. We can get the right policy in place same-day and I can walk through whether any retroactive coverage options exist for your situation.

Frequently asked questions
Can I keep my homeowners insurance if I rent out my house in NC?
No. Homeowners insurance is specifically written for owner-occupied dwellings. The moment you rent the property to a tenant, the homeowners policy is effectively void for that use. If a covered loss occurs while the property is rented and you file a claim under the homeowners policy, the carrier can deny it on the grounds that the property is no longer owner-occupied. You need to switch to a landlord policy before your first tenant moves in.
What is the difference between landlord insurance and homeowners insurance in NC?
Homeowners insurance covers an owner-occupied dwelling, personal property inside, liability, and loss of use if you are displaced. Landlord insurance (a dwelling fire policy) covers a non-owner-occupied rental property structure, your liability as a landlord, and loss of rental income if the property becomes uninhabitable due to a covered loss. Landlord policies do not cover the tenant's personal belongings, that is the tenant's responsibility under renters insurance.
How much more does landlord insurance cost than homeowners insurance in NC?
Landlord insurance typically costs 15 to 25 percent more than a comparable homeowners policy for the same property in NC. On a $1,200/year homeowners policy, expect $1,350 to $1,500 for the equivalent landlord policy. Carriers charge more because rental properties carry higher risk: tenants are less invested in protecting the property, vacancy periods create additional exposure, and third-party liability is higher when someone else lives on the premises.
What does landlord insurance cover that homeowners does not?
Landlord insurance includes loss of rents coverage, which pays your rental income while the property is uninhabitable due to a covered loss. Homeowners insurance has loss of use coverage instead, which pays your temporary living expenses if you are displaced. Landlord insurance is also structured to cover liability specific to a rental relationship, including claims arising from the landlord-tenant dynamic that standard homeowners liability may not address.
How do I switch from homeowners to landlord insurance in NC?
Contact your agent before your tenant moves in and request the switch. Your agent will cancel the homeowners policy effective on the date tenancy begins and bind a landlord policy with the same effective date. In most cases this can be done same-day. If you are using a carrier-direct agent, you may need to shop for a new carrier because not all homeowners carriers also write landlord policies competitively. An independent agent can handle both the cancellation and the new policy in one conversation.
