In a condo, you own your individual unit outright and share ownership of common areas. In a co-op, you own shares in a corporation that owns the building. Co-ops are uncommon in NC; condos are the dominant form of attached ownership. The insurance implications differ based on ownership structure.

What does an HO-6 condo insurance policy cover in NC?

An HO-6 policy covers your personal property, your personal liability, interior improvements (flooring, cabinets, fixtures), and loss of use if your unit becomes uninhabitable. It does not cover the building structure, which is the HOA's responsibility under the master policy.

What is bare walls, single entity, and all-in master policy coverage?

These describe what the HOA master policy covers. Bare walls covers only the structure to the bare drywall; you cover everything inside. Single entity covers original fixtures and improvements. All-in covers everything including your unit's upgrades. Knowing your HOA's master policy type determines how much HO-6 coverage you need.

Do NC condo owners need loss assessment coverage?

Loss assessment coverage is strongly recommended. If the HOA's master policy limit is insufficient to cover a major loss (like a hurricane), the HOA may assess unit owners for the shortfall. Loss assessment coverage on your HO-6 pays your share of that assessment up to the coverage limit.
