Nobody requires it. That is exactly the point. The lender's requirement exists to protect their money, not yours. When there is no lender, there is nobody looking out for your exposure, which is now 100% your own equity.

Owning a rental free and clear is a great position to be in. Losing it to a fire or a lawsuit without insurance is one of the most preventable financial disasters I can think of. The lender's requirement is not what makes insurance a good idea, the math makes it a good idea. A paid-off NC rental worth $250,000 to $350,000 generating $1,500 to $2,000 per month is protected for roughly $1,000 to $1,300 per year. That is not a difficult decision.

Is landlord insurance required by law in NC if I have no mortgage?

No state law in NC requires landlords to carry insurance. Lenders require insurance to protect their collateral, so when there is no lender, there is no mandatory insurance requirement. However, the absence of a legal requirement does not mean the absence of financial exposure. Without landlord insurance, you personally absorb the cost of property damage, tenant injury lawsuits, and lost rental income, all of which can be catastrophic.

What am I exposed to if I skip landlord insurance on a paid-off NC rental?

Without landlord insurance on a free-and-clear NC rental, your exposure includes: the full replacement cost of the dwelling if destroyed by fire or other covered peril (a free-and-clear house worth $280,000 is $280,000 of unprotected asset); personal liability if a tenant or visitor is injured on the property (lawsuits regularly exceed $100,000 to $500,000); and loss of rental income if the property is uninhabitable (the mortgage payment stops but the tax bill and repair costs do not).

Does having a paid-off property mean landlord insurance is less important?

Is landlord insurance cheaper if the property has no mortgage in NC?
