Home insurance guide for first-time buyers in North Carolina
What you need to know about home insurance before closing, coverage, costs, and how to shop smart.

Getting home insurance is not optional. Your mortgage lender will require proof of a bound policy before funding the loan. No policy, no closing.
Start shopping 2-3 weeks before your closing date. You'll need to provide a declarations page to your lender before the closing date arrives.
What home insurance covers
- Coverage A, Dwelling: The structure of your home. This is the core of your policy.
- Coverage B, Other Structures: Detached garage, fence, shed.
- Coverage C, Personal Property: Your belongings, furniture, clothing, electronics.
- Coverage D, Loss of Use: Hotel and living expenses if you're displaced by a covered loss.
- Coverage E, Liability: Protects you if someone is injured on your property and sues.
- Coverage F, Medical Payments: Pays minor medical bills for guests injured on your property, regardless of fault.
What it does not cover
- Flood damage (requires a separate flood insurance policy)
- Earthquake damage (separate policy required)
- Normal wear and tear
- Intentional damage
- Pest damage (termites, rodents)
How your coverage amount is calculated
Dwelling coverage (Coverage A) should equal the cost to rebuild the home, not the purchase price. Rebuild cost is usually lower than purchase price in most NC markets, but can be higher in rural areas where labor and material costs run steep.
Insurance carriers use a replacement cost estimator to calculate this number. Don't set Coverage A based on what you paid for the home.
Understanding deductibles
You choose your deductible. Common options: $500, $1,000, $2,500, or $5,000. Higher deductible means a lower premium.
In NC, wind and hail deductibles may be separate from your all-peril deductible. They're often expressed as a percentage of your dwelling value (1% or 2%) rather than a flat dollar amount. On a $350,000 home, a 2% wind deductible means $7,000 out of pocket before wind coverage kicks in.
Coverage add-ons worth considering
- Extended or guaranteed replacement cost: Pays to rebuild even if costs exceed your policy limit.
- Sewer/water backup: Standard policies exclude water backup. This endorsement adds it.
- Equipment breakdown: Covers HVAC, appliances, and other mechanical systems from internal failure.
- Scheduled personal property: Higher limits for jewelry, art, collectibles, and instruments that exceed standard limits.
What does home insurance cost in NC?
NC home insurance averages roughly $1,200-$1,800 per year for a median-value home, but varies widely by location, home age, and coverage level. Coastal homes run significantly higher. Triangle-area homes fall in a moderate range.
The best way to know what you'll pay is to get multiple quotes on your specific home. Rates vary significantly from carrier to carrier for the same property.
How to shop for home insurance
Use an independent agent to compare multiple carriers at once. Captive agents (State Farm, Allstate) can only offer one carrier's rates. An independent agent shops the market on your behalf.
Make sure you're comparing quotes with the same coverage levels. A lower premium that comes with a much higher deductible or lower dwelling limit isn't a better deal.
