How to switch home insurance in North Carolina

Step 1: Shop and compare
Use an independent agent to compare rates from multiple carriers. Get the new policy quoted on the same coverage terms so you're comparing apples to apples, same dwelling limit, same deductible, same endorsements.
A lower premium that comes with higher deductibles or stripped-down coverage is not a real savings.
Step 2: Get the new policy bound
Once you choose a new carrier, bind the policy. Set the effective date carefully, it needs to match exactly with the day your old policy cancels. No gap. Even one day without coverage is a problem.
Step 3: Cancel your old policy
Notify your current carrier in writing that you're canceling. Email works. Request written confirmation. The cancel date should be the same day the new policy starts, not before.
Do not cancel first and then shop. Always have the new policy bound before you cancel the old one.
Step 4: Handle the refund
Your old carrier will issue a pro-rated refund for the unused portion of your premium. If your premium was paid in full, expect a check or credit. If you pay through escrow, the refund goes back to the escrow account, which may reduce your next escrow payment or result in a credit at escrow analysis.
Step 5: Notify your mortgage lender
If you have a mortgage with an escrow account, your lender pays your insurance from escrow. Send your new policy declarations page to your lender (or their escrow servicer) so they update the payee for the next renewal payment.
Most lenders have an online portal or fax number for this. Your agent can help you submit it.
The most common mistake
Canceling the old policy before the new one is bound. Even a one-day gap can cause problems. Your lender monitors for coverage gaps and will force-place coverage, expensive lender-chosen insurance, at your expense if they detect one. Force-placed coverage protects the lender, not you, and costs more than a standard policy.
When to switch
Switching at renewal is the cleanest option, no pro-rated refunds to track. But if you find a significantly better rate mid-term, switching mid-policy absolutely makes sense. The refund on the unused premium offsets the cost of starting the new policy early.
