Myth: Home insurance covers all water damage
Flooding from rising water, storm surge, and surface water is excluded. Sudden internal leaks from burst pipes are typically covered. Gradual leaks are usually not.
Myth: Home insurance pays what your home is worth on the market
Policies pay rebuild cost, not market value. Your Coverage A limit should reflect what it would cost to reconstruct your home from scratch.
Myth: You only need minimum coverage to satisfy your lender
Lenders require you carry enough to cover the loan balance. That often falls far short of what it would cost to fully rebuild.
Myth: A neighbor's insurance covers damage their tree causes to your home
Your own policy is primary. The neighbor's policy only applies if you can prove they were negligent.
Myth: Home-based businesses are covered under homeowners insurance
Standard policies have minimal or no coverage for business property or business liability. A home-based business endorsement or separate BOP is needed.
Myth: Jewelry and valuables are fully covered under a standard policy
Personal property sublimits apply to jewelry, watches, art, and collectibles, often $1,500 or less. Scheduled personal property endorsements provide full coverage.

Does home insurance cover flooding in NC?
No. This is the most damaging myth in home insurance. Standard homeowner's policies explicitly exclude flood damage from rising water, storm surge, and surface flooding. Flood insurance is a separate policy through NFIP or private carriers. Many NC homeowners learned this the hard way during Hurricanes Floyd, Matthew, and Florence.
Does home insurance pay market value if my home is destroyed?
No. Home insurance pays the cost to rebuild your home (replacement cost), not its market value. Coverage A should be set to rebuild cost. In hot real estate markets, market value can exceed rebuild cost significantly.
Does the color of my car affect my auto insurance rates?
No. This is a persistent myth. Insurers rate vehicles on make, model, year, safety features, theft rates, repair costs, and driver history, not color. A red sports car costs more to insure because of the vehicle type, not the color.
Am I covered if my home is damaged by a neighbor's tree?
Usually yes, but not via the neighbor's policy. If a neighbor's tree falls on your house, your homeowner's policy covers the damage to your home (minus your deductible). The neighbor's policy only applies if the neighbor was clearly negligent, knew the tree was dead or diseased and failed to remove it.
