Home insurance non-renewal in North Carolina: what to do next

A non-renewal is when your insurance carrier decides not to renew your policy at the end of the policy term. It's different from a cancellation, which happens mid-term. A non-renewal gives you notice, at least 45 days before the policy ends under NC law, and time to find replacement coverage.

What to do immediately
Don't panic. Start shopping for replacement coverage as soon as you receive the non-renewal notice. The 45-day window gives you time to find comparable coverage at competitive pricing, as long as you act promptly.
Contact an independent agent immediately. An independent agent can approach 25+ carriers simultaneously, including carriers that are more accommodating of older roofs, prior claims, or other non-renewal triggers. There's almost always a carrier that will write the property.
The worst outcome: a lapse
If you let the non-renewed policy expire without replacement coverage in place, you're exposed to force-placed insurance from your mortgage servicer. Force-placed insurance costs 2-10x more than standard coverage and protects the lender, not you. Avoid it at all costs.

Hard-to-place properties
If multiple carriers decline due to roof age, a claims history, unusual construction, or other factors, the NC FAIR Plan is the insurer of last resort. The NC Insurance Underwriting Association (NCJUA/NCIUA) administers the FAIR Plan for properties that can't find coverage in the private market. Rates are higher, but the coverage is standard.
