The coverage gap most hosts don't know about

The exact language varies by carrier, but the risk is real: a guest gets injured, something gets damaged or stolen, and your claim is denied because of the rental activity.

Platform protection programs like Airbnb's AirCover are supplemental, not primary. They are designed to fill gaps, not to serve as a homeowner's insurance replacement. Understanding what you actually have (and what you don't) is the starting point.

Coverage options for NC hosts

  • Short-term rental endorsement: Some carriers allow you to add an endorsement to your existing homeowner's policy that explicitly covers rental activity. The simplest solution when it is available.
  • Short-term rental policy: A standalone policy designed specifically for properties rented on platforms like Airbnb and VRBO. Covers the property, liability, and loss of rental income.
  • Vacation rental or landlord policy: If the property is not your primary residence, a landlord or vacation rental policy is more appropriate than a homeowner's policy.
  • Coastal considerations: OBX and NC coast properties need separate wind/hail coverage (NCJUA) and flood insurance (NFIP or private). This is true whether the property is rented or not.
