Can I insure all my NC rental properties on one policy?

Some carriers offer portfolio or blanket landlord policies that cover multiple properties under a single policy with one renewal date. This simplifies administration and can improve pricing through volume. Other landlords prefer separate policies per property for cleaner claim separation, a large claim on one property does not affect the other properties' coverage or renewal terms as directly. An independent agent can compare both structures for your specific portfolio.

Do I get a discount for insuring multiple rental properties in NC?

Many carriers will offer improved pricing for landlords who consolidate multiple properties. The savings vary by carrier, portfolio size, and property characteristics. An independent agent with access to multiple carriers can identify which market offers the best pricing for your specific portfolio, mix of locations, property ages, and coverage needs.

Should my multiple NC rental properties each be in their own LLC?

This is an asset protection strategy question best discussed with an attorney who specializes in NC real estate. The general argument for separate LLCs is that a judgment against one property cannot reach the others. The argument against: administrative overhead and cost increase with each entity. Insurance-wise, each LLC would need its own policy in that LLC's name. Consult an NC real estate attorney before making entity structure decisions, and make sure your insurance agent knows how properties are titled before binding coverage.

What is a commercial landlord policy and when does it apply in NC?

Commercial landlord policies (vs. personal lines landlord policies) become relevant at larger portfolio sizes, generally 5+ residential units, or any commercial real estate mixed in. Commercial policies are underwritten differently: they look at total portfolio value, income, and loss history rather than individual property characteristics. For most NC landlords with one to four single-family rentals, a personal lines landlord policy per property or a personal lines portfolio policy is the right structure.
