Your standard landlord policy (DP-3) covers the property the same way regardless of whether your tenant pays market rate or uses a Housing Choice Voucher. The structure burns the same. Liability exposure is the same. Loss of rents is calculated on the actual rent, which in Section 8 cases includes both the tenant portion and the housing authority portion.
The only place Section 8 status creates any friction is at the underwriting application stage. Some carriers ask about tenant type. The answer is to work with an independent agent who knows which carriers in NC do not differentiate on this point, so the question never becomes a complication.
What the right Section 8 landlord policy includes
Replacement cost dwelling coverage
Cover the actual rebuild cost of the property, not market value. This applies the same for Section 8 rentals as any other.
Loss of rents coverage
If the property is uninhabitable after a covered loss, loss of rents pays your income, both the housing authority portion and the tenant portion, during repairs.
Landlord liability
If a tenant or visitor is injured on the property, your liability coverage responds. The policy does not care about tenant payment source.
Tenant damage coverage (limited)
Standard landlord policies cover tenant damage that rises to the level of vandalism or intentional destruction. Normal wear and security deposit issues are not insurance claims.
