Why roof age matters most in NC
NC sits in a hail corridor, the Triangle and Piedmont see multiple significant hail events per year. A 15-year-old roof struck by hail is the most common large homeowners claim in this market. On a $20,000–$25,000 roof replacement, ACV depreciation can leave you with a $10,000–$15,000 check that doesn't cover the full replacement. The gap comes out of your pocket.
Several major carriers have shifted NC roofs over 15–20 years old to ACV settlement, even on otherwise RCV policies. This is a change that often happens at renewal without homeowners noticing. If your home was built in the early 2000s, your roof is entering this window now.
