Standard carriers have more appetite here than on the barrier islands, which translates to more competitive pricing and more placement options. Yes. Southport sits on the mainland at the mouth of the Cape Fear River, across from Bald Head Island. It is not a barrier island. Standard market carriers have better appetite for Southport properties than for oceanfront barrier island homes. Southport still carries New Hanover and Brunswick County coastal wind territory designation for most properties and carries flood exposure from the Cape Fear River and the Intracoastal Waterway, but the overall risk profile is more moderate than an oceanfront barrier island.

Do I need flood insurance for a vacation home in Southport NC?

Southport's location at the Cape Fear River mouth creates real flood exposure, particularly for properties near the waterfront, downtown, and the marina. Many Southport properties are in Zone AE flood classification. Properties elevated above the Base Flood Elevation or in Zone X may not require a lender-mandated flood policy, but the Cape Fear River has flooded Southport properties in major storms. What about vacation homes in St. James Plantation near Southport?

St. James Plantation is a master-planned golf community south of Southport.
