Water backup coverage for North Carolina homeowners

Your standard homeowners policy does not cover sewer or drain backup. This inexpensive endorsement is one of the most overlooked protections in NC home insurance.

Why water backup is excluded from standard policies

Standard homeowners policies are designed around sudden and accidental damage from covered perils. Water backup from sewers and drains falls into a different risk category, one that carriers historically excluded because the frequency and severity of claims is high and the cause is often gradual (aging pipes, root intrusion) rather than sudden.

The result: a backed-up sewer line that floods your finished basement with $30,000 in damage is not covered by your base policy. The endorsement that covers it costs under $150/year.

What water backup coverage includes

Sewer line backup

Damage caused by water backing up through the municipal sewer line into your home through floor drains, toilets, or other fixtures.

Drain backup

Water backing up through sink, shower, or basement drains due to clogged or overwhelmed drain systems.

Sump pump failure

Many endorsements include coverage for sump pump overflow or mechanical failure, which can flood a basement quickly.

Cleanup and remediation

Sewage backup requires professional remediation. Coverage includes mold prevention, drying, and sanitation costs.

Property damage

Flooring, drywall, insulation, and personal property damaged by the backup event.

Water backup vs flood insurance: not the same thing

Water backup covers

  • Sewer line backup into home
  • Drain system overflow
  • Sump pump failure
  • Internal drainage failure

Flood insurance covers

  • Rising water from rivers or streams
  • Storm surge from coastal events
  • Surface flooding from heavy rain
  • Overflow from bodies of water

Cooper's take

This is one I always recommend adding. It costs almost nothing relative to the potential loss, and I have seen sewer backup claims in the $20,000 to $50,000 range. Older neighborhoods in Raleigh and Durham with aging sewer infrastructure are especially vulnerable. If you have a finished basement, this endorsement is non-negotiable.

Frequently asked questions

Does standard home insurance in NC cover water backup from sewers?

No. Standard homeowners policies specifically exclude water that backs up through sewers, drains, or sump pumps. Water backup coverage is a separate endorsement that must be added to your policy. Without it, a sewer backup claim will be denied.

What does water backup coverage in NC actually cover?

A water backup endorsement typically covers damage caused by water backing up through sewers or drains, and many also cover sump pump failure. It pays for cleanup, drying, and repair of flooring, walls, and personal property damaged by the backup. Limits vary by carrier, commonly $5,000 to $25,000.

How much does water backup coverage cost in NC?

Water backup endorsements typically cost $50 to $150 per year in North Carolina, depending on your carrier, coverage limit, and home. This makes it one of the most cost-effective endorsements available relative to the potential loss, which can easily reach $10,000 to $50,000 or more.

Is water backup the same as flood insurance?

No. Flood insurance covers water that enters your home from an external source, such as a rising river, storm surge, or heavy rainfall that saturates the ground. Water backup covers internal drainage failure: a sewer line that backs up into your basement or a sump pump that fails. You may need both, depending on your property.

Which NC homes are at highest risk for sewer backup?

Older homes in established neighborhoods, homes in Raleigh, Durham, Chapel Hill, and other cities with aging infrastructure, and homes in low-lying areas are at elevated risk. Tree root intrusion into sewer lines is extremely common in the Triangle and Piedmont. Even newer neighborhoods can experience backup during heavy rain events that overwhelm municipal systems.
