The function is identical: when a covered peril makes your NC rental property uninhabitable, this coverage replaces the rent you would have collected during the repair period.

Every landlord policy I write includes fair rental value coverage set to at least 12 months of the actual rent. The common mistake is accepting a carrier's default, which is often 10% of the dwelling coverage, without checking whether that matches your actual income. For a $300,000 insured property, 10% gives you $30,000. For a $2,000/month rental needing 14 months of repairs, that is a $28,000 shortfall. The amount paid is based on the fair market rental value of the property during the repair period, up to the coverage limit and time period in your policy.
How is fair rental value coverage different from loss of use coverage?
Loss of use coverage is on homeowners policies and pays the owner's additional living expenses when displaced from their primary residence. Fair rental value coverage is on landlord policies and pays the owner's lost rental income when a tenant is displaced due to a covered loss. Different policy type, different covered person, same underlying event. This is one reason a homeowners policy cannot serve as a landlord policy on a rented NC property.
How much fair rental value coverage should I carry on my NC rental?
Carry at minimum 12 months of your actual monthly rent. In NC's current construction environment, significant repairs can take 8 to 14 months. For coastal NC properties where post-storm contractor backlogs are common, 18 to 24 months of coverage is worth considering. The limit should be set based on your actual rent, not a percentage of the dwelling value, the default 10% of dwelling value often falls short for higher-rent properties with long repair timelines.
What if my NC tenant skips out while the property is being repaired?
Fair rental value coverage pays the fair market rental value of the property during the repair period, regardless of whether a specific tenant is in place. If your tenant leaves during repairs, the coverage still pays the equivalent of what the property would have rented for. This is important: the coverage protects your income stream, not your relationship with a specific tenant.
