Why renovation triggers a policy review

Your home insurance policy is priced based on how much it would cost to rebuild your home. When you renovate, that number changes. The carrier doesn't know about the work you did unless you tell them.

Coverage A is the dwelling limit, the most your policy pays to rebuild if the home is destroyed. If you spend $80,000 on a kitchen renovation and never update Coverage A, your policy now reflects the rebuild cost of a home that no longer exists.

Renovations that require a policy update

Room additions

Increase square footage and rebuild cost significantly. Coverage A must increase proportionally.

Kitchen and bath remodels

High-end finishes, new fixtures, and upgraded systems raise the rebuild cost of that room meaningfully.

Roof replacement

Often opens better carrier options and can lower rates. Always worth shopping after a new roof.

Finished basements

Adds livable square footage that wasn't previously counted in Coverage A.

Detached garages and outbuildings

Covered under Coverage B (other structures), which defaults to 10% of Coverage A. Large additions may need a separate limit.

Pools and hot tubs

Increase liability exposure. Most carriers require fencing. Review liability limits and umbrella coverage.

Solar panels

Coverage treatment varies by carrier. Some cover as part of the dwelling; others require a separate endorsement.

Builder's risk during renovation

If you're doing major construction, especially an addition or gut renovation, your standard homeowner's policy may not cover materials, tools, or work in progress. A builder's risk policy covers the home during construction. Ask your agent before work begins, not after.

I see this constantly, someone puts $80,000 into a kitchen renovation or adds a room addition and never tells their insurance carrier. Now their Coverage A hasn't changed, but their home's rebuild cost went up significantly. That gap is a problem at claim time. A renovation is always a reason to call your agent. A roof replacement in particular often opens the door to better carriers and lower premiums, it's one of the few renovations that can actually save you money on insurance.
