Emerald Isle
Western end of Bogue Banks. Large vacation home market. Range of older and newer construction. Wider beach here provides slightly more storm surge buffer than eastern end.
Atlantic Beach
Eastern end, adjacent to Morehead City. Fort Macon State Park at the tip. Higher traffic area. Close to the Atlantic Beach inlet on the east creates additional surge exposure.
Pine Knoll Shores
Mid-island. Residential, no commercial strip. Private community feel. Generally favorable underwriting compared to the eastern inlet zone.
Indian Beach / Salter Path
Between Pine Knoll Shores and Emerald Isle. Mix of residential and older construction. Some properties in this area can be challenging for standard market carriers.
What each policy layer covers on Bogue Banks
Dwelling (HO policy)
Covers the structure, detached structures, personal property at the vacation home, liability, and loss of use. Wind excluded by most standard carriers. Confirm the policy does not have a vacancy restriction that kicks in during off-season.
Wind (NCIUA or private)
Carteret County is fully within NCIUA wind territory. Private wind market is the preferred first placement. NCIUA Beach Plan rates are higher but available as a last resort. Named storm deductibles are standard at 1% to 5% of dwelling value.
Flood (NFIP or private)
Most Bogue Banks properties are in Zone AE or VE. Pile elevation above Base Flood Elevation significantly reduces NFIP premiums. Private flood from Neptune or Palomar can offer higher limits than NFIP's $250,000 structure cap for higher-value vacation homes.
