Coverage layers every Topsail property needs

Dwelling

Covers the structure and liability. Wind excluded by most standard carriers. Vacancy clauses matter for properties that sit empty during off-season months.

Wind

NCIUA territory. Private wind market first. Named storm deductibles run 1% to 5% of insured value, on a $550,000 Topsail property, a 2% deductible means $11,000 before wind coverage pays.

Flood

Most of Topsail Island is Zone AE or VE. Sound-side lots are not safe from flood, ICW surge has destroyed sound-side homes in major storms. Every lot on the island needs flood coverage.

Topsail Island is one of the places where I recommend getting the insurance picture figured out before committing to purchase. North Topsail Beach in particular has some properties where the three-policy annual cost represents a meaningful percentage of the property's rental income or carrying cost. Running full quotes on all three layers before closing avoids the surprise of a combined insurance bill that changes the investment math significantly.

What insurance do I need for a vacation home on Topsail Island?

Topsail Island spans two counties, Pender County in the south (Topsail Beach and most of Surf City) and Onslow County in the north (North Topsail Beach). Both sections are in NCIUA wind territory and carry significant FEMA flood zone exposure. A complete coverage package requires a dwelling policy, a separate wind policy, and a separate flood policy. The island is extremely narrow in places, meaning storm surge from both the ocean and the sound is a realistic risk during a hurricane.

Is North Topsail Beach harder to insure than Surf City?

North Topsail Beach in Onslow County is one of the more challenging coastal markets in NC. The northern tip of the island is very narrow and highly exposed. Some standard carriers have limited appetite for North Topsail properties compared to Surf City and Topsail Beach. Older construction near the oceanfront can be particularly difficult to place in the standard market. An independent agent with access to E&S markets and coastal NC experience is important here.

How does the Intracoastal Waterway affect flood coverage on Topsail Island?

Topsail Island sits between the Atlantic Ocean to the east and the Intracoastal Waterway to the west. During a significant hurricane making landfall near Topsail, storm surge arrives from both directions. Sound-side properties that might assume lower flood risk because they are not oceanfront should understand that ICW surge during a major storm can be as damaging as ocean surge. Every property on Topsail Island, ocean, sound, or interior, needs flood coverage.
